I would say that depends. It depends on the complexity of your deal. If you just want to do a lease on some retail space or warehouse space, you could probably get by with finding a lease on something like LegalZoom: Start a Business, Protect Your Family: LLC, Incorporate, Wills, Trademark, Legal Advice or on some real estate website.But if your lease is complex at all, and especially if you are trying to do a deal for a lease purchase, or a lease with an option to purchase, then you need a good attorney to draft it for you, or to review it for you if your counter-party has provided the document.My general feeling is that residential deals are similar enough, consistent enough, that I am comfortable using contract forms promulgated by the Texas Real Estate Commission for either lease or purchase, but not both. If a client wants to do a combination deal of lease and purchase or lease and sale or lease with options for sale or purchase, then they need a lawyer. And for most commercial deals they need a lawyer.
