Firstly, you should speak with the landlord and try to bargain around your contract:You could offer the landlord two months' rent to end the lease.You can find someone to take over your lease, with the landlord's (and possibly, but probably not your roommate's) permission. Legally, I can't imagine you could simply walk out on your lease without any liability. Has the landlord breached his end of the contract in any way- refused to maintain the property for example?
